The cost depends on the complexity of the property, its location and accessibility, the number of checks required, and how much information needs to be verified. We'll always agree a price with you before proceeding. If you decide to proceed with a purchase, we can also help negotiate the price on your behalf — just ask.

Do I need to pay before you start investigating?

No. We never take upfront payment. We first speak to the seller and confirm we can obtain enough information to build a valuable report. We only proceed — and charge — when we're confident we can deliver real value.

What if you can't get enough information?

If the seller is unresponsive or the property lacks sufficient verifiable information, we'll let you know and you won't be charged. We're transparent about what we can and can't verify.

How long does a property report take?

Typically 3-7 working days, depending on the complexity of the property and the responsiveness of the seller. We'll keep you updated throughout the process.

Can you investigate a property that isn't listed on BoholLand?

Yes. If you've found a property elsewhere — on Facebook, through an agent, or from another source — we can still investigate it for you. Just send us the details.

Do you cover areas outside Bohol?

Currently our service focuses on Bohol, where we have the strongest local knowledge and contacts. We plan to expand to other Philippine provinces in the future.

Are you real estate agents?

No. We are an independent property research service. We don't represent sellers, don't take commissions, and don't have any financial incentive to push you toward a purchase. We work entirely for the buyer.

Who handles the legal verification in the report?

We work with qualified solicitors (property lawyers) who specialise in Philippine property law. They handle the legal checks — title verification at the Registry of Deeds, ownership confirmation, and zoning classification. Our team handles the property research elements: seller communication, site visits, market analysis, and risk assessment.

Can you help me negotiate the price?

Yes. After you receive your property report and decide to proceed, we can negotiate with the seller on your behalf. We understand local market dynamics and common negotiation approaches, and in many cases we can secure a better price than a foreign buyer would achieve alone. Just let us know when you're ready.
